This mortgage company has harassed, scammed, threatened, or mistreated tons of undeserving people - myself included.

DO NOT work with these incompetent fools you will be sorry for it. A week after we paid off our loan their collections department started to call us for a payment and continue too. They seem to have messed up on their end and gave our new mortgage holder the wrong information. Green Tree Servicing is the WORST OF THE WORST and should be investigated for fraud and then be put out of business.

Perhaps one of the worst company's in existence -skip tracing, credit collection tactics are pathetic. One of our loans was sold to them by Bank of America. If you are stuck with these guys refi now and get out!

Flagstar sold my mortgage to Green Tree 4 months ago and I have had nothing but issues with this company. I would give them less than 1 star if I could. (1) I signed up for auto payments and they withdrew money from my account TWICE IN 1 MONTH - within a few days of each other. I called them to correct the issue and they said they saw 2 payments were made, but couldn't refund one of them until I sent them 2 weeks worth of bank statements and a written request to review the issue. This left me with -$2000 in my checking account. Even after the written request, they didn't refund the withdraw, just applied it to the next month's payment. They also refused to refund all of the bank fees related to their illegal withdraw. (2) They won't accept an appraisal of my home that was done by a certified appraiser chosen my Flagstar (my last bank) just a month before my loan sold. They are requiring that I pay them another $425 to use one of their appraisers. DO NOT DO BUSINESS WITH THIS COMPANY!

I recommend that you refinance ASAP. This is the worst mortgage company. They are in the business of finding ways to charge you extra money. Do not sign up for automatic bank drafts. This company doesn't desire any stars. Customer service is even worst.
