This place is total garbage, don't even consider going here for a mortgage.

We had an absolutely terrible experience with Kristin Smith at residential Bancorp and I would not recommend them to anyone. We found a house that we loved and we were trying to get a VA loan, she took all of our information and seemed pretty enthusiastic about it at first. It took her a very long time to get back to us and tell us that we did not qualify for a VA loan (something to do with having a pre-existing loan through the VA, and the total amount financed) which is something that she should have known right away. She told us that we could probably do an FHA loan. So we got a little bit more information about FHA loans and found out that we in fact could not have an FHA loan because of the condition of the fixer upper that we were trying to buy. In order to try to find a way to purchase the house, we spoke to our realtor and he suggested that we look into a 5% down conventional mortgage. We took this idea to Kristin Smith at residential Bancorp, and she flat out told us that we did not qualify for this type of loan. Our realtor after hearing this, referred us to another lender for a second opinion. The other lender approved us rather quickly. After realizing that the other lender was a better option for us, I send Kristin Smith a formal request to cancel our loan application, with which she complied. Soon after this I began to receive a barrage of text messages from her, that were completely unsolicited and well after business hours. One of these messages came as late as 12:26 a.m. She expressed her personal opinions about how the house that we had selected wasn't the best choice for us, as if that was something that she should have an opinion on. She implied that our realtor did not have our best interest at heart as well. What I came to find out later, was that she had discussed our personal information with a third party who was not involved in obtaining the loan, or helping us in our home purchase. (This was the only way she could have found out that we went to a different lender) I think that it was extremely unprofessional that a loan officer would discuss current or former clients' personal information someone who was not at all involved in the transaction. I would not recommend this company, and in particular Kristin Smith, to anyone at all. Please think twice before trying to obtain a home loan here. I would like to add that we love our house, and after the renovations, it is completely perfect for us. Thank goodness we found a lender elsewhere that was willing to help us get our dream house.
