I would recommend staying away from Patriot Mortgage and Peter Berryman. I did a refinance with Peter Berryman a couple years back and at the closing he changed the agreed upon credits. I refused and was going to walk away, but got a call the next day to close the loan. Because I was put in a better position due to the refinance, I decided to give him one more chance at his new company, Patriot Mortgage, for a new refinance. This time around I got everything in email to have a clear agreement so there wouldn't be any changes at the closing table. There was an issue with the income verification due to an error that my company made. Peter assured me it wasn't an issue, but the processor told me otherwise. This miscommunication led to delays of over 2 more weeks, already 6+ weeks into the process. I finally got what they needed after a big time commitment on my end following up with my company and the third party income verification company. I followed up with numerous emails and calls, and even spoke to Peter Berryman and the processor Steve Priante a couple of times. It was very clear that the communication between Peter and his processor is about as good as Peter's communication with his customers. In the end, Peter never got back to me with loan options so I had to do a chargeback to recoup the $425 for the appraisal. I believe that he over-promised and couldn't deliver so he decided to ignore me and lie about putting together loan options. It was broken promise after broken promise with no accountability,. In my opinion, Peter Berryman lacks the integrity and organizational skills to be a good mortgage broker. My first experience with Peter Berryman was very similar, so I take some of the blame for giving him another chance. I would recommend staying away as there are so many great mortgage brokers out there.

Being a first time home buyer, I was not sure what to except of the mortgage process and Peter Berryman and Patriot Mortgage made it almost too easy. I've heard horror stories about closing delays and other hurdles many have gone through while trying to attain a mortgage. Luckily for me I chose Patriot mortgage and didn't have to deal with any of that. Multiple times my lawyer made a comment about how fast the process was going and even asked me who I was using for my mortgage. I couldn't be happier with the end result. My loan went through very quickly and Peter Berryman and Steve Priante were there for me every step of the way to talk me through everything and we're always available for any questions I had. Having completed a handful of transactions with Patriot Mortgage and Peter Berryman (at a different company) over the last four years, I have only good things to say. I have used them in two primary residence purchase transactions as well as a couple refinance transactions. The level of service, timeliness and concern about finding 'the best product for me' as opposed to the most loan or the most lucrative product for them to sell is astonishing to me. Patriot Mortgage was directly responsible for my bid on our new primary residence being accepted, in that they committed to me that we could close in less than 30 days--this set me apart from the bidding war in which we were ensnared. And, they delivered! We closed 28 days from our accepted offer. I work in finance, I get how this process works. Without Patriot Mortgage as a partner in my deal, I never would have won this home. Couple that with the complexity of my financial picture and we found a loan that made this home affordable to me, will never adjust, closing costs were reasonable and it kept some money in my pocket for much needed renovations.
