We recently have gone through iMortgage to buy our first home. So there has been a large learning curve on my wife and my behalf. We purchased a new DR Horton house in California. After doing a bunch of research we decided to go with a CalHFA loan. The CalHFA loan gave us a half a point off, so we got locked in at 4.250% on a 30 year FHA fixed. The problems for us started right away with DHI Mortgage (DR Hortons lender) when they refused to do our mortgage because they were under the impression that you that we had to use "House hold income" and made to much to qualify for the CalHFA program. So that's where iMortgage came in. I got into contact with the Stockton branch. Kathryn was the senior loan officer. After doing our sit down meeting with her and trading a few phone calls in order to get paperwork in line for them, Kathryn disappeared. Raquel her assistant took over, with all correspondences. As the weeks dragged on and on the communication with Raquel started to diminish. Problems really got bad after signing closing documents. Originals were not sent to the right place, re-assessment of the property wasn't ordered until the closing day. Which delayed us over and over again. During all this process no phone calls were made, email after email not returned. All the information we were receiving was from the title company. The times I did get into contact with Raquel she didn't have answers, nor was aware of some of the problems. Kathryn had been silent sense the first week of dealing with iMortgage. The true kicker to this whole mess was the Friday we were supposed to receive keys and the loan hadn't funded, and per their corporate headquarters they wouldn't fund the loan because we needed to come up with 1% additional down. Giving our title officer 10 minutes to make the changes and me (who was out running at the time) to bring a additional cashiers check in. So that equation did not work out very well, and the loan wasn't funded. No moving, no painting, no house until Monday. A wasted 36 hours of PTO from work. The worst part of this process was the only reason the request for an additional 1% at closing was made, was because they miss read the CalHFA website, and didn't give us enough time to correct their error. I will never do business again at iMortgage. Raquel who was a very nice lady, and attempted to be helpful, I felt had all the responsibility laid on her, when Kathryn should have been contacting us letting my wife and I know about the problems.
