Axis Appraisal Management Company is the worst. They send appraiser who did not even measure anything and wrote everything wrong and got 40% lower than the real appraised value. Do not work with this company.

i have nothing to do with them but i have a fraud charge on one of my corporate accounts at this center. someone stole my credit number and these guys cashed it. i am protected by the bank from the charge but weird.

Appraisal came to appraise and charges twice once for $495 and after ten days for $130 - with no explanation

For the fee they charge (approximately $500), they show up and are there for about 10-15 mins max, and they could not complete the task assigned to them in the time specified. Not only that, but they got it wrong the first time, and we had to go back and get it adjusted. This cost us some money to extend the interest lock rate as it wasn't delivered on time in the first place, and then we missed the cut off due to the adjustment. I called to complain to them to let them know of my unhappiness with the job performed. However, because they are segmented off across the US, the people I talked to said I can't complain to them (person on the phone specifically), but have to complain to the lender, who in turn gives them the feedback to filter down to the individuals. Most likely this feedback is just disregarded. I am at a loss here because there is no recourse to get any lost fees/moneys back from the company, and as the borrower, we are not allowed to choose the appraisal company. We are forced to work with them. To be clear, I am not blaming the lender at all for this. The fault lays totally on Axis Appraisal Management and their team. My advice is if you see Axis Appraisal listed as the company, HOPE that it gets done right and in a timely manner, but don't count on it. Not a good experience myself, and will avoid them at all cost in the future, even if it means having to find another lender.

As an appraiser who works with Axis occasionally, I have found them to be thorough and straightforward. Without defending appraisers who do not do their job, I would like to point out to any homeowners who are not happy with the value on the appraisal report, you have a right to appeal the value by way of providing to your lender a list of a few recent sales of SIMILAR properties in your neighborhood that would support a higher value. Listings do not prove value, so make sure that the properties you provide are closed sales. If the sales you provide to the lender are, indeed, more similar than the ones in the report, the lender/AMC might order a new appraisal and - eventually - the original appraiser may be removed from the panel. Like all professions, there are good appraisers and those who are not so good. This is true of appraisal management companies, also, but I would rate Axis as one of the good ones.
