It is a good sign that I need to seek out a different company to work with when the pre-approval application does not even work correctly. Usually a pre-approval is to allow you to know how much you can afford to borrow before starting a home search. I have never had to put purchase price and loan amount for a pre-approval application.

If you are savvy and interest in your real estate in any form other than a vanilla "in my personal name" then this is not the company for you. You will spend weeks getting them all the information they request, doing the appraisal and answering hundreds of questions only to be told "We don't do loan for properties in a land trust" Although it was the first questions i asked. "My property is free and clear, i earn a lot, i have good credit and the property is in a land trust, is this ok with Aimloan?" You are told yes until 45 days later and then told NO. Move on to another company with a more savy underwriting team.

Their team, processes and systems were spot on! They honored their original terms and were quick and easy to close. Happy to recommend to friends & family.

I saved a bunch of money by choosing AIMLOAN. The process was pretty easy. The only part I didn't like was their document upload center doesn't allow you to see what you've already uploaded. On the positive side they were always very responsive to me and my agent. My closing agent even commented on how she was a little worried at first when she saw that I was using an unknown to her online lender, but that in the end she was very impressed with their organization of all the documents and funding process. So in the end I saved money and the real estate agent and closing agent both commented to me that AimLoan was good to work with on their sides. For the record I did a conventional 20% down for my primary residence and I have excellent credit. I also replied to all of their requests for documents within a day or so.

I would highly recommend them. They are very nice people. My loan processors Erica and Angie were just fantastic. They very courteous and had a lot of patience in answering my queries. These guys are pretty fast too in processing the loan and were always there to answer my questions. Though they are in California they make it look so convenient which i doubt you would get the same convenience with some local lender. Good job guys.
