I was able to close a new home loan but not without some real grief. I'm happy about the rate I was given, but not so happy with the experience. 1) Houses will not appraise for what you expect, their appraisers are governed by Provident Funding who does not allow for any economic growth. They will completely disregard the real market conditions and appraise the house for tens of thousands less than anyone else. This means more out of pocket for you (also the appraisal costs are higher than average). 2) If the deal falls apart they will try to get you with a "rate lock cancellation fee" of .5% of the deal. Though this can't be enforced, they will try!

Received a pre-approval letter from this company. When it was time to proceed, they said they couldn't get the deal done. I will not deal with this company ever again.

Best service I have ever had! from the time I called for information until the time I closed I had no trouble. everything was done in a timely mannor and the rate I got was better than most places I called. Everytime I called I was rated with priority and all my phone calls were returned promptly the same day. I have sent a couple of my friends and some family members to Vally Mortgage Financial and they were pleased as well Vally Mortgage has surpassed my expections as an honest company to deal with. I will use them in the future if I need to refinance or move. My family and friends feel the same.

I had a horrible experience with them. They are a mortgage broker who deal with a lender named Provident, based in Colorado. They have good rates, about a 1/2 point lower than everyone else. However, the process was incredibly painful. It dragged on for two months. Every time I asked if they had all the documents they needed, they would say yes. Then a few days later they would request more documents. They also had very high up front fees. Their fee for a home appraisal was 800$. Every other lender I've dealt with charged around 400$. Valley Mortgage also charged a brokering fee of a few thousand dollars. They wanted documentation of transfers between bank accounts. They requested the same information more than once. After giving my credit card info for the home appraisal, their rep called me up with some problem about T-bill rates going up and needing to charge my credit card another 700$. I should have walked away right then and there. After I responded that I wanted to cancel the home appraisal and that I was consulting a mortgage expert, they called back the next day to tell me miraculously that T-bill rates had gone down and they didn't need the extra 700$ after all. I will never deal with this company again. Skip Valley Mortgage Financial and just contact Provident in Colorado. You'll save yourself lots of money by skipping the middle man and possibly spare yourself a horrible experience dealing with them.
