ValuAmerica did not give realistic appraisal. The agent had no knowledge about the area market and did not pay attention for some important details which would explain the better appraisal value. When I spoke with the agent during appraisal and I informed him about the location premium and its 15000 extra value, he told me, "it is just a value until you walk away! After that the builder will give you free." This is showing how low his knowledge about the current market on the area where the property prices going up daily. He also denied the hot tub/spa and the electrical heater fireplace which were built in and stays with the property. The bottom line is he compared a property with lots of luxury features on a premium lot with a basic older property on the area where the price are way lower. He also ignored the property which was sold only 10000 dollar less from my asking price on the same street. The property had no additional features, only with the basic and he appraised my property 10000 less with 67000 dollar extra built in value. I would not recommend this company any one, unless you want to lowball the property value. Always use company which is located in the same state and area of the sale to receive fair well detailed appraisal. My two deals went down to the toilet due to the careless appraisal from ValuAmerica.
