We will just let facts speak for themselves. Our lender used them for a loan we put on a rented single family house in PA. For what they consider a 4-bedroom house, they used comps that either sold beyond six months, were 2-bedrooms, or were still on the market. It was as if they went out of their way to find the lowest possible valuation by using non-comps. Not only did they use non-comps, they gave very little valuation to the number of rooms and gave more weight to gross living area. I mean, logically, if all else were equal, including gross living area, wouldn't the number of bedrooms be a factor in desirability and therefore value? And, to rely heavily on 2-bedroom comps when there were even /recent/ 3-bedroom comps available? We disputed their methodology and found /five/ 3-bedroom comps that were within a half mile from the subject property and were in similar 'livable' condition -- in fact, two of our comps were a two-minute walk from the subject property. We also justified why we chose 3-bedroom comps -- our property has two 'regular' bedrooms and the third bedroom is more like a two-room 'suite,' with a smaller sitting area leading to a larger sleeping area. The two properties at stone's-throw distances were in similar condition and sold for more than twice per square foot what Ed Cline's appraiser valued our property at. All five our of comps sold within the past six months, despite the appraisal indicating that there were "infrequency of sales" of comps in the area. What was really irritating was that, according to our lender, they didn't give a reason for rejecting our dispute. That is just rude and unprofessional -- they ought to give the consumer the courtesy of an explanation for their reasoning -- I mean, we paid for their opinion. It's not as if the initial opinion is "Scripture," especially in business. And if they are wrong, then they should admit they are wrong, especially when they get called out on it. To carry on as if they can get away with stonewalling the consumer just because they are the 'paid professionals' is not how to run a respectable business. We would not recommend wasting money on these people. In four words: Low quality, poor service. We'd give 0 stars if we could.

By far the biggest rip off of an "appraisal company" you can get. I unfortunately was forced to use them by the bank to finish up my loan process. First off, they sent out a student appraiser wity nobody with her and she had no idea what she was looking which in turn made me walk around the outside of the house looking for uncovered wood. After I didn't find any uncovered wood, we contacted their office and their response was "none was noted, the appraiser listed it just in case there was something she might have missed!" Secondly they required me to fix an old furnace vent pipe that doesn't even have a functioning furnace hooked up to it. That in turn cost $130. Call to tell them today that all repairs were made and they want another $150 to come back out after they already charged $550 and didn't even send a certified appraiser out. Bunch of crooks!

First and foremost, I would NOT recommend Ed Cline Appraisals to anyone looking to garner an accurate and fair estimate on what their house was worth. I feel as though, as an appraiser, you have a certain responsibility to provide fair and accurate appraisals because that appraisal has a profound effect on more than just the property under question. With that being said, my home was appraised LOWER than what I paid for it just three years ago--despite a clearly documented increase in real estate value in my area. The comps used to appraise my property were fair at best. They were all relatively close in size but not a single one of the homes had nearly the positive attributes my property has, including (but not limited to) additional garages, land, outdoor-living space, etc. Despite the clear advantages I just listed, my home appraised lower than the other homes. My home appraised at about the same price as another home having lower-quality finishes and about 1/8 the land--in fact, all of the homes had far less land. Apparently, land has no value in the eyes of this appraiser. If you want to waste you money, hire Ed Cline appraisals; if you want a fair and accurate estimate, I would recommend going somewhere else.

We had a walk through appraisal done recently on our 3 year old home by Ed Cline. The paperwork didn't even have our correct address on it, which shows how poorly they pay attention to detail. The comps didn't make sense; he used two homes that are currently being built and not finished, and gave one of them "superior" finishes rating even though there are no finishes completed yet, and we in fact do have the finishes which were in the superior definition on his paperwork (obviously not followed). That marked us down $25K. He didn't count one of our half baths either. If we followed his report, our house apparently dropped in value $30K over 3 years....not the case! I consulted a realtor and she found comps that were SOLD that he didn't use, instead he chose to use 2 unfinished homes and another just on the market. Overall - inaccurate, unprofessional, and a waste of money. If you have a choice, DO NOT hire Ed Cline Appraisals....you will get a more accurate and clear value of your home elsewhere.
