There is various ways that you get to "Hard Money" lending. Some by credit, some by income. Another way is the type of property is unique and outside of normal lending guidelines. Judy and her investor's were wonderful. I had three condos in an condo project that is 100% investor owned. If you talked to a normal bank about lending in the project you would have I though I owned a radioactive waste dump. They would had no part of it and said no.
